S. Griffith Electrical Services carries out landlord EICRs (Electrical Installation Condition Reports) across Llandudno, Craig-y-Don, Penrhyn Bay, Deganwy and Llandudno Junction (LL30 and LL31). Every inspection is carried out by Scott, an NICEIC Domestic Installer with over 20 years’ experience, based just along the coast in Colwyn Bay.
You get a fixed price before booking, based on the size of the property. You’ll usually have a digital report within 24–48 hours of the inspection, ready to send to your tenant or letting agent.
What’s included in a landlord EICR
- A full periodic inspection and test of the fixed wiring to BS 7671 (the IET Wiring Regulations)
- Every circuit tested, plus the consumer unit, earthing and protective bonding
- Each observation coded C1, C2, C3 or FI, with a plain-English explanation
- A digital EICR, usually within 24–48 hours
- A fixed quote for any remedial work, so one electrician can get the property back to satisfactory
We deal with your tenant for you
You don’t need to be there. We contact your tenant directly and send them a link to book a slot that suits them. The inspection takes around 2–3 hours for an average home, with the power off for much of that time. We bring a portable power bank that can keep the Wi-Fi router running and charge a laptop or phone, so your tenant can keep working from home and the kids can stay entertained.
Llandudno rental properties: what we often find
Llandudno has a lot of Victorian and Edwardian terraces, converted flats and older guest houses turned into homes. In these properties we regularly come across:
- Older consumer units or rewireable fuse boards with no RCD protection
- Missing or undersized main protective bonding to gas and water pipes
- Shared or borrowed neutrals in flat conversions
- DIY additions and extensions that were never certified
None of these are unusual, and most can be put right quickly. If a consumer unit replacement is needed, we can quote for it on the same visit.
The rules for landlords in Wales
Under the Renting Homes (Wales) Act 2016, a rented home must have a valid electrical condition report, renewed at least every 5 years (or sooner if the report says so). Your tenant must be given a copy within 14 days of the inspection. Read our full guide to EICR rules for landlords in Wales, or see our main landlord EICR page.
