Landlord EICR in North Wales

If you rent out a home in North Wales, you need a valid Electrical Installation Condition Report (EICR). We carry out landlord EICRs across Colwyn Bay, Conwy, Llandudno and the wider North Wales coast, and send you a clear digital certificate, usually within 24–48 hours of the inspection.

What Welsh landlords need to know

Under the Renting Homes (Wales) Act 2016, a rented home must be fit for human habitation. For electrics, the Welsh Government's guidance says this means:

  • The electrical installation must be inspected and tested at least every 5 years, or sooner if the electrician recommends a shorter interval.
  • An EICR is produced after each inspection and is valid for up to 5 years.
  • The contract holder (your tenant) must be given a copy of the report within 14 days of the inspection, or within 14 days of the occupation date if the test was done before they moved in.
  • The inspection must be carried out by a competent person who works to BS 7671, the IET Wiring Regulations.
These rules apply to occupation contracts that started on or after 1 December 2022, and to existing contracts from 1 December 2023. This page is a summary, not legal advice. Check the Welsh Government guidance or ask your letting agent or solicitor about your own situation.

What happens during the inspection

A landlord EICR is a full periodic inspection of the fixed wiring. We test every circuit, check the consumer unit, earthing and bonding, and look for damage, wear and anything that doesn't meet current regulations.

  • It usually takes 2–3 hours for an average home, with the power off for much of that time.
  • We can arrange access directly with your tenant, so you don't have to be there.
  • Every observation is coded on the report. A report with any C1, C2 or FI is classed as unsatisfactory.
C1
Danger present
C2
Potentially dangerous
C3
Improvement recommended
FI
Further investigation needed

If the report is unsatisfactory

We'll explain each item in plain English and quote for the remedial work, so you can get the property back to a satisfactory standard with one electrician. Once the work is done, you'll get written confirmation to pass to your tenant, which the Welsh guidance asks landlords to provide within 14 days.
